  • Inspection of properties, once every month to make sure they are in tip top condition.
  • Proper vetting & selection of tenants before they are given leases.
  • Drawing lease agreements & completion of necessary documents.
  • Collection & constant review of rentals, to match market changes.
  • Payment of such expenses and remittances as may be agreed with the landlord e.g. rates, electricity, water, wages, insurance, lift maintenance & bond repayments.
  • Submitting a statement of account at agreed intervals, giving details of rentals received, voids, arrears & expenses incurred & to supply authenticated accompanying vouchers.
  • Making a close control of late & non-payment of rentals, caretakers & payment of staff wages.
  • Arranging maintenance, repairs & supervision of all work.
  • Provide reports at periods to be agreed on the condition of the premises, ground & other matters of interests.
  • Advise landlords on areas of improvement for the property to remain in good condition.
